Location, Flat, Walkable, and Convenient
Both Okanagan Breeze, technically called Okanagan Breeze, and Snowberry Breeze are tucked just off Okanagan Landing Road in a quiet, cul de sac style setting. The area is known for its mature trees, minimal through traffic, and peaceful residential feel, while still being only minutes from downtown Vernon.
One of the standout features is walkability. Grocery shopping at Buy Low, a pharmacy, restaurants, fitness options, fast food, Tim Hortons, and a local pub are all nearby. Marshall Field is just down the road, and Kin Beach is roughly a five minute drive.
The complexes sit directly on the bus route, making it easy to get around without a car. Walking and biking paths run right by the neighbourhood, and the terrain is completely flat. While there are no elevated views, the lack of hills makes this location especially appealing for those prioritizing ease of movement.
Homes at Okanagan Breeze
Okanagan Breeze was built between 2006 and 2007 and was the first of the two communities to be developed. Homes are fully detached, bare land strata properties, meaning owners hold title to the land beneath their home.
Most homes range from approximately 1,300 to 1,584 square feet, with a small number of two storey options reaching up to 2,042 square feet. Floor plans typically include two bedrooms and two bathrooms, or three bedrooms and two bathrooms. The two storey homes offer three bedrooms and three bathrooms.
Homes at Snowberry Breeze
Snowberry Breeze followed shortly after, with construction completed between 2008 and 2010. This community offers similar styling with a few differences.
Homes range from about 1,294 to 1,516 square feet and are all single level. Options include two bedroom, two bathroom and three bedroom, two bathroom layouts. Like Okanagan Breeze, these are detached bare land strata homes.
Shared Features Across Both Communities
Both complexes offer double garages, crawl spaces for convenient storage, and open concept living and dining areas. Fireplaces are common, and primary bedrooms typically feature walk in closets with full ensuites.
Most homes offer no step entries, making them well suited for aging in place. Driveways often accommodate two additional vehicles, providing extra parking beyond the garage. Private patios and low maintenance yards add to the appeal, especially for those seeking a lock and leave lifestyle.
There has been very little turnover in either community. Many homes are still owned by original owners or have been thoughtfully updated, resulting in resale properties that are generally in excellent condition.
Strata Rules and Important Details
Both Okanagan Breeze and Snowberry Breeze are age restricted communities. At least one resident must be 55 years or older.
Pet policies allow for either one dog or one cat, not both. Dogs must be under 25 pounds and no taller than 14 inches at the shoulder, and must be on leash in common areas.
Long term rentals are permitted, while short term rentals under 30 days are not allowed. This helps maintain a stable and quiet community environment.
Limited RV and trailer parking may be available by application and is subject to availability. While not guaranteed, it can be a valuable perk for snowbirds or camping enthusiasts.
Community Feel and Monthly Fees
These are not cookie cutter developments. Wide streets provide ample guest parking, and the landscaping is well maintained throughout both communities. Residents often describe a strong neighbourly atmosphere.
Monthly strata fees are notably low. Snowberry Breeze is currently around $113 per month, while Okanagan Breeze is approximately $170.74 per month. Fees cover shared services such as landscaping and snow removal.
While there is no formal clubhouse, residents frequently organize informal social gatherings, contributing to a welcoming and connected community feel.
Real Estate Values and Market Demand
Homes in both communities are rarely available, and when they do come to market, they tend to sell quickly. Buyers are drawn to the combination of detached living, low strata fees, single level layouts, and a quiet yet central location.
The most recent sale in Okanagan Breeze, as of late 2025, was $729,900. The most recent sale in Snowberry Breeze, at the end of 2024, was $710,000.
Both strata corporations are believed to be financially healthy, with strong contingency reserve funds and responsible budgeting practices.
